We believe in improving people’s lives through real estate investing. We aim to assemble a portfolio of cash-flowing properties that provide passive investors with the financial benefits of real estate ownership without day-to-day management challenges.
Hogan Douglas is a privately held real estate and debt investment company headquartered in San Diego, California. The principals have developed, invested, managed, and leased over $75 million of real estate throughout the United States.
We are currently focused on multi-tenant industrial assets in various submarkets.
Our Strategy
We buy value-add commercial real estate. We focus on submarkets with specific investment criteria, allowing us to purchase and create value for each property through a strategic business plan.

Investment Sourcing
We have relationships and knowledge in specific submarkets. We can use these resources to locate and acquire assets with significant investment performance potential.

Conservative Underwriting
We are very conservative when we analyze deals and how we expect them to perform.

Value Add
We implement a strategic plan to increase the value of each investment. We are involved in the day-to-day operations of each asset so we can strive to produce reliable returns for our passive investors.

Partnership
We view our passive investors as partners in our deals. We aim to have long-term relationships by investing in many deals together over the years.

Transparency
We constantly communicate with our passive investors, promptly inform them about the status of our investments, and respond quickly to any investor’s questions.

Our Investment Criteria
Hogan Douglas targets undervalued industrial flex properties. We seek opportunities to increase income, decrease expenses, and have the potential for business condominium conversions. We like these properties for the following reasons.

Industrial flex properties provide more build-out options and zoning flexibility.

These spaces provide small businesses with much more versatility. The rates per square foot are generally less expensive than office and retail buildings.

Some properties allow Hogan Douglas to sell off spaces to small business tenants.

Our Team

Matt Hillerud
Matt has worked in Commercial Real Estate for over 2 years. Matt's experience comes from starting as a property manager, earning his way to oversee a regional portfolio of mixed-use assets, and has grown to managing multi-million dollar development projects. He has negotiated hundreds of leases and contracts and earned the CoStar Power Broker Award for Retail Leasing.
With Hogan Douglas, Matt is focused on acquisitions, dispositions, project and construction management as well as leading the asset management team.
Mr. Hillerud serves on the board for a local non-profit and is a volunteer for Sigma Phi Epsilon fraternity where he serves on their national real estate and lending advisory board as well as facilitates at leadership conferences across the nation. He graduated Summa Cum Laude and earned degrees in Political Science and Communication from the University of North Dakota.

Doug
Maynard
After working as a consultant for 28 years, Doug has worked in Commercial Real Estate for the past seven years. He operated a portfolio of multi-family assets and supervised the redevelopment of a mixed-use commercial property. Doug assisted in activating an office and retail mixed-use property and constructing a 21-unit multifamily project.
At Hogan Douglas, Doug’s concentrated efforts are in investor relations, operations, and researching investment opportunities.
Doug attended an Executive Program at Harvard Business School and earned a Bachelor's Degree in Communication from the State University of New York at Buffalo.
